October 2000Engineering Study performed by Harriman Associates Based on the Fire Marshall's report and other issues relate to inside air quality, the Cooperative Board contracted with Harriman Associates to complete an engineering study of the facility. Harriman Associates were the architects for the original building construction. The report submitted by Harriman Associates was basically that much of the existing equipment was installed during the original construction, had served its useful life. The boiler and hot water system were nearing the end of their useful life. Air handling and exhaust system in the hard trades areas were inadequate. The environment in the new classrooms constructed in 1997 was less than desirable. Several code violations were found in the Culinary Arts area related to exhaust hoods, water drainage, insufficient make up air for required hoods, no exhaust for dishwasher, and the lack of an external grease separator to protect septic fields. Water leakage from various sources into Health Science classroom. Existing trench drain in shops was no longer acceptable. The following were the recommendations made by Harriman Associates in prioritized order: 1. New Classrooms
Constructed in 1997 2. Food Technology 3. Existing HV-I - Existing hard trades air handling
-unit 4.
Rebalance hard trade exhaust fans • Sawdust collection system. - Rebalance air flows and reduce open connections to provide velocity required for capture of dust and particulate. The alternative would be to replace the current cyclone exhaust fan unit. 5. Existing HV-2 - Existing classroom air handling unit 6. Existing AC-1 - Administrative
offices air handling unit 7. External grease trap installation 8. Health Classroom 9. Existing Trench
Drain • Option I - Fill with concrete - take out of service. 10. New Boilers • Replace existing boiler with two (2) new efficient boilers. 11. Replace HV-I and HV-2. 12. Upgrade automatic temperature building control system. The estimated cost to by Harriman Associates to complete the above recommendations was $311,290. This amount did not address other issues in the Fire Marshall's report, or recommendations from TJM Consultants for bringing the kitchen up to code.
